The following projects have been successfully (re)developed by us:
Fascinatio, Cappelle a/d IJssel
Together with the Rotterdam Development Corporation (ROM), we are developing approximately 400 independent student units on a currently vacant plot of land at Fascinatio Boulevard in Capelle aan den IJssel. The excellent infrastructure and the prime location in relation to educational institutions such as Erasmus University and Rotterdam University of Applied Sciences add an extra dimension to both the project and the area. “Student Housing Fascinatio” will be located less than 2 km from Erasmus University Rotterdam.
The expected start date for construction is mid to late 2025.

Watertorencomplex, Rotterdam
The “de Esch” drinking water facility was acquired at the end of 2023 by White House Development in partnership with Unknown Group. In addition to the iconic water tower (a national monument from 1893), the complex includes several industrial halls, the pilot rapid filter building, the villa, and 11 filter houses. The complex, located on Watertorenweg and Filterhuispad in Rotterdam, consists of several buildings that were all used in the city’s drinking water supply.
Burgemeesterkwartier, Gouda
Just a short walk from the historic city center of Gouda, preparations are underway for the development of the Burgemeesterkwartier: a modern residential area with 600 homes and 2,000 m² of amenities, with sustainability at its core. The location is part of the Gouda Railway Zone, where a new mixed-use, green urban area will emerge.
Thanks to its proximity to the station and the A12/A20, the area will be easily accessible. Burgemeesterkwartier will be a residential neighborhood where health, safety, and green spaces will be the key elements. Cars will be kept off the streets by the possibility of (semi) underground parking beneath the residential blocks.

Stavorenweg, Gouda
The two existing office buildings have been demolished. On the plot, two commercial spaces were then built in phases, combining office space and industrial halls. The upper floors feature storage units for rent or sale, spread over 4 levels, ranging in size from 10m² to 60m².
The building was completed in 2024, and a green area will be developed at the rear of the site, as shown in the image.
Spaardersbad, Gouda
The Spaardersbad in Gouda, built in 1938, is unique; it is one of only two remaining swimming pools designed by architect Wolter Bakker. The Spaardersbad owes its name to the residents of Gouda, who started a fundraising campaign around 1933 to finance the indoor pool. Since 1990, the building has been listed as a municipal monument. The pool had been vacant since May 2013. In collaboration with Mei architects, WHD transformed the building into six unique homes, arranged around the original swimming pool basin. This has been turned into a communal inner garden – a green oasis with light effects where the water comes to life again in the evening. Additionally, the roof above the pool has been opened, allowing plenty of light to enter and making the original roof structure visible.
Theaterzicht, Gouda
The Boelekade has historically been a quay (with a history dating back to the fifteenth century) featuring simple, small houses. After the war, a number of larger buildings were added to the area. This distinctive apartment building with 8 apartments is part of that series. The location was nearly perfect for creating an upscale residential complex, with two apartments per floor, allowing each apartment to have large south-facing balconies on the quiet inner side. The formal front façade has a bold and urban appearance, following a classic rhythmic pattern, with floor-to-ceiling glass windows and French balconies. Over this, a woven pattern of horizontal and vertical brickwork has been applied, giving the building a strong vertical character. As a result, the building both blends well into the urban fabric and also acquires its own robust identity.

De Schoolmeester, Gouda
A unique residential development has been created in the former Klaas de Vriesschool, consisting of 10 spacious apartments and family homes. The apartments offer modern living comfort in a historic setting, while the old gymnasium and part of the former municipal archive have been converted into family homes with private gardens. One of the standout features of this project is the transformation of the former gymnasium, where three homes were created.
The project carries the nostalgic name “De Schoolmeester,” a nod to the building’s rich history.
With “De Schoolmeester,” the Klaas de Vriesschool has been given new life, while the charm and history of the original building have been preserved. The project has now been fully completed and sold, offering its new residents a unique blend of historical value and modern living comfort.
The apartments were completed in June 2021.
Weeshuiscomplex, Gouda
The Weeshuis Gouda is a collection of unique historic buildings in the center of Gouda. These remarkable national and municipal monuments together form a culturally and historically significant location. The Weeshuis (WSHS) ensemble is situated in the oldest and most atmospheric part of the city center, nestled between green spaces and other iconic landmarks such as the St. John’s Church. In collaboration with Mei architects and planners, extensive research was conducted into the history of the individual buildings as well as the history of Gouda and its crafts. The transformation of the Weeshuis into a luxury hotel and restaurant has made the vibrant history of the site both visible and tangible.
In April 2023, restaurant LIZZ* was awarded a Michelin star.
Botersloot, Rotterdam
The former Spaarbank was designed by architect J.J.P. Oud on behalf of Spaarbank Rotterdam. The building was previously used by the Berlage Institute, a postgraduate school for architects. White House Development transformed the monumental savings bank on Botersloot in Rotterdam into a hotel. In the fall of 2022, a new Hilton concept, Motto, opened its doors – a hotel for the ‘urban traveler.’
The hotel is operated by our partner European Hotel Capital in collaboration with WHD.
De Generaal, Rijswijk
We are proud of our contribution to leading projects such as Binckhorst. For this project, we designed the initial plans and laid the groundwork for its future development. After the successful completion of our phase, these projects were sold and further developed by another party. Our involvement in these projects highlights our ability to create valuable and feasible development plans that provide a strong foundation for future growth and success.
Rijksadministratie, Gouda
On the Karnemelksloot in Gouda stands a captivating national monument, originally built in 1876 as a Military Hospital and later used for many years as a tax office. It is a beautiful example of hospital architecture from that era, featuring a large garden with monumental trees. The building has since undergone a remarkable transformation, with six exclusive city villas now created. Each villa offers a living space of 350 to 400 square meters, with 5-meter-high ceilings that enhance the feeling of spaciousness. In addition, the characteristic neo-Renaissance details have been preserved, making these city villas truly special.
Kaaspakhuis, Gouda
This is the very first project WHD started in 2016! The Kaaspakhuis in Gouda has a 100-year history of cheese production. The warehouse has since undergone a unique transformation into 52 urban apartments. The original cheese warehouse of ‘De Producent’ is a national monument. The most significant changes of the transformation become visible only once you step inside the building. The Kaaspakhuis also features over 500 m² of office space on the ground floor, with the unique atmosphere and charm that can only be found in an old warehouse. WHD, in collaboration with Mei architects and planners, took the initiative for this successful development and looks back on a remarkable transformation, in partnership with Vergeer Bouw B.V.

Pastorie, Gouda
Together with the Gouwekerk, the Vicarage on Hoge Gouwe in Gouda was also purchased in 2017. This historic building has been carefully renovated, preserving its historical features such as the monumental staircase, the unique tilework in the entrance, the stained-glass windows, and the beams in the roof of the apartments on the top floor. In 2023, the doors of this building opened to reveal 14 high-standard short-stay apartments (35m²–66m²). Each apartment offers all the comforts of a pleasant stay, including a fully equipped kitchen, a comfortable living area, and a bedroom.
The short-stay apartments are managed and rented out by WHD.
Gouwekerk, Gouda
Located on Hoge Gouwe in the heart of Gouda’s city center, the Gouwekerk is a national monument built between 1902 and 1904. The church is unique for its 80-meter-high tower, which can be seen from afar and marks the highest point of the city. The monumental church and the adjacent vicarage were purchased by a private investor, after which White House Development took on the redevelopment. The church has now been completed and is used as a showroom and for various events such as weddings, receptions, dinners, and small concerts.
The adjacent vicarage has been available since 2023 as a short-stay location, providing a beautiful base for visitors to Gouda.
‘t Herthuys, Gouda
he buildings were constructed in 1875 and are a municipal monument. White House Development has created 13 distinctive rental apartments above the Etos store in a small-scale transformation project.
Etos leases the entire ground floor, which has been completely renovated. The façade has also been restored with a combination of hardwood window frames and natural stone, giving the building a historic appearance once again.
Dessing Design, Gouda
The monumental corner building on the oldest street in Gouda dates back to around 1880 and was designed by the Gouda architect Jacobus Petrus Dessing (1880–1966). The building has undergone a complete transformation, with five apartments now created inside. The unique exterior, with its distinctive features, has been preserved, while the interior has been transformed to meet the needs and demands of modern living. The first floor is designed for living, the second for sleeping, and the attic features a loft with a lovely outdoor space. These outdoor areas are situated between the existing gables, offering a high degree of privacy.
On the ground floor, a ‘Rituals’ store has opened on the corner.
Binckhorst, Den Haag
In the spring of 2017, White House Development, on behalf of Binckhorsthof, participated in a tender by the Rijksvastgoedbedrijf for the purchase of the former Headquarters of the Royal Netherlands Air Force, located at Binckhorstlaan 135-137 in The Hague. In collaboration with Mei architects & planners, a plan was developed for healthy and green living in the Binckhorst area. This tender was successfully won, and the building was purchased, further developed, and subsequently sold.
